Apartment complex light on parking is planned for Fort Worth’s Near Southside

More living options could be coming to the Near Southside.

Mansfield-based developer Greater Heights Properties and Management LLC is proposing a five-story, 24 unit apartment complex at 450 Crawford St, according to a permit application filed with the city of Fort Worth.

The project, called the Genesis Apartments, would be behind the 94-unit dorm-style apartment complex Bryan Flats, and across from the 47-unit Skyview on Crawford aparment complex.

Both of those buildings opened their doors within in the last six months.

The Genesis Apartments would have 20 one-bedroom units, and four two-bedroom units, according to building plans shared with the city.

The one-bedroom units would range from 670 square feet to 910 square feet with some of them including a small study space roughly the size of a large walk-in closet, according to the building plans.

The two bedroom units will be 1,218 square feet with at least one unit having a wrap around balcony.

Parking on the site will be limited with only 10 parking spaces on the first floor. While the area around the building does have free street parking, development in the Near Southside has put a strain on the neighborhood and raised concerns for local business owners.

The project is in the early stages of development and will need approval from two city design commissions before it can begin construction.

Representatives for the developer did not immediately respond to an email from the Star-Telegram requesting comment.
