5-story hotel proposed for Fort Worth’s South Main Street would transform this corner

Developers are proposing a five-story Marriott brand hotel that would anchor the northern gateway into Fort Worth’s trendy South Main district.

Wisconsin-based developer Raymond Management Co. is proposing to build a 156-room Springhill Suites by Marriott on the northeast corner of South Main Street and East Vickery Boulevard, according to plans submitted to the city of Fort Worth’s Urban Design Commission.

The project would transform an empty lot in the shadow of Interstate 30 ramps into a five-story hotel within walking distance to bars, restaurants and the nearby Texas & Pacific train station.

The hotel would be Raymond Management Co.’s fifth project in Fort Worth. The company developed the Hampton Inn & Suites in downtown along with the Hilton Garden Inn and Homewood Suites in the Medical District, and the Residence Inn at the Waterside shopping complex off Bryant Irvin Road.

Once-industrial sections of Near Southside closer to Interstate 30 have languished for years with old warehouses and vacant lots. That is changing with a development boom concentrated around the Vickery and South Main corridors, including thousands of apartment units, boutique-style hotels and new restaurants. The district’s central location, walkability and historic charm are big draws, but the growth has also caused friction over limited parking among business owners.

The Nobleman, a Hilton brand hotel built around a century-old firehouse, is opening this spring on Bryan Avenue, near the site of a multi-block apartment complex going up behind Panther City BBQ.

Near West Magnolia Avenue and Hemphill Street, a Tempo by Hilton hotel is in the works. And along Vickerly Boulevard, just south of I-30, Trademark Property Co. is building a 307-unit mixed-use apartment complex called The Vickery near Hemphill Street.

A Star-Telegram analysis of alcohol sales data last fall showed a 90% increase in the Near Southside since 2020, driven in part by more than a dozen new establishments along West Magnolia Avenue and the South Main district.

It’s not clear when the SpringHill Suites developers want to break ground. Representatives for Raymond Management did not immediately respond to a request for comment Tuesday morning.
