More housing is planned near TCU as 3-story apartment development takes shape

Another three story apartment building could be built just south of TCU’s campus.

Fort Worth-based developer West River Homes submitted permits to the city to build a three-story building at 3200 and 3208 S. University Drive, according to city documents. That’s just south of the Kroger grocery store.

The development will have 15 units, according to the permit applications. The permit doesn’t specify when the project will begin construction or when it will be completed.

It also doesn’t specify whether this will be two separate buildings or one building stretching across both addresses.

The project is expected to cost $2 million, according to the permit applications.

Representatives for the developer and the architecture firm working on the project did not respond to two emails, a phone call and a text message from the Star-Telegram requesting comment.

This would be the West River Home’s third development on this particular block. The company also built a duplex at 3226 S. University Drive and another three-story apartment building at 3240 S. University Drive.

Both of those developments were for the apartment leasing company Casa Rana, which primarily caters to TCU students. The company has approximately 46 properties surrounding the campus, according to its website, with rents ranging from $1,600 for a one bedroom apartment to $8,400 for a six bedroom single family home.

TCU’s undergraduate student population has grown by 24% since fall 2015, according to university data, and could grow by as much at 35% by 2035, according to the university’s strategic plan.

This has led to a growth in private development of new student housing with many older cottage style houses being demolished to make way for boxy duplexes.

TCU is building more of its own housing to catch up with the population growth. The university plans to build 779 beds of new student housing as part of its $83 million expansion along West Berry Street.
