Work begins on 4,365-home development in booming corridor north of Fort Worth
Work began this month on Cole Ranch in south Denton, a 4,365-home community along the booming Interstate 35W corridor that stretches to FM 1171 in Flower Mound.
The 3,100 acre development is named after Miner Thomas “MT” Cole, who purchased the land in the 1930s and had a passion for the outdoors. The $5 billion community is a partnership between Johnson Development Corp. of Houston, the Cole Ranch Co. and Denton Range LLC.
Developers will preserve about 1,200 acres and plan 26 miles of trails, with portions in the Hickory Creek area. The community will feature two lakes, a 50-acre city park, 156 acres of commercial development, a 55-acre business park and 206 acres for two elementary schools, a middle school and a high school in Denton ISD. Home sales are expected to begin in late 2027.
The development is in one of the nation’s fastest growing areas. Denton’s population of 169,431 is expected to reach 229,192 by 2040, according to the Denton 2040 Comprehensive Plan.
Development along I-35
About 20,000 homes are planned along I-35W from Denton to Flower Mound.
Just south of the planned Cole Ranch, homes are going up in Landmark, a 3,200-acre Hillwood development at I-35W and Robeson Ranch Road. The 6,000-home community broke ground in November, and is the site of one of one of two H-E-Bs opening in Denton. Both locations are set to open in 2027.
In December, the city of Argyle signed an agreement with R.Y. Properties to develop a 123-acre retail development on the southwest corner of Robson Ranch Road and I-35W. The property will include big box stores restaurants, a possible grocery and more.
R.Y. Properties will invest $25 million in site infrastructure, including roads, water, wastewater and drainage. The project is expected to generate $127 million in sales tax revenue for the town of about 6,000 people. Construction is set to begin this year.
In May, Tradition Homes broke ground High Plains, the inaugural phase of Furst Ranch, a 2,300 acre community at I-35W and U.S. 377 in Flower Mound. Plans include 3,000 homes and 5,000 apartments.
