Viridian in Arlington adding 138 home sites in new Trinity Park area
The Viridian master-planned community in north Arlington is adding a 138-lot neighborhood with four parks and expects to hold a second grand opening in the spring, an official said Thursday.
The new Trinity Park neighborhood will feature a cluster of about 14 model homes to provide one-stop shopping for prospective home buyers. Also, two of the four parks will have water frontage, said Robert Kembel, vice president and general manager of Viridian Holdings.
Including the Trinity Park home sites and recently delivered space for 200 townhomes, Viridian plans to deliver 700 lots for a variety of home builders by March.
That would bring the total number of lots to 1,400. When fully built out, Viridian plans to have about 5,000 home sites, including 1,000 to 1,200 apartments, condos and townhomes.
“With the introduction of Trinity Park and the new model park, we’re able for the first time to offer a full array of products (for home buyers) — from empty nesters to first-time homebuyers to big families,” Kembel said. “We’ve been almost sold out. Our custom program really took off.”
Presales in Trinity Park are underway, and the model homes are expected to open in March or April.
All of which will lead to a sequel — probably in April — to Viridian’s first grand opening in late 2012, Kembel said.
For the Fourth of July, “We’ll open our second phase of amenities — an event center, an event lawn, a high-quality tennis center program,” he added.
Another amenity, the new sailing center, which is open to the general public, will add a youth training program in March that will have coaches and instructors, including a U.S. Sailing Certified instructor.
The public-private partnership of Viridian and the city of Arlington and Tarrant County is producing dividends. Since the first home closing in October 2012, Kembel said, Viridian’s taxable value has surpassed $300 million.
“And we’re only 25 percent complete,” he added. “We think the assessed valuation will be well above $2 billion.”
Viridian recently announced that it is adding Highland Homes and Grenadier Home to its stable of home builders, which already includes CB JENI Homes, CastleRock Communities, David Weekley Homes, Drees Custom Homes, K. Hovnanian Homes, Normand Homes, Plantation Homes and Windmiller Homes.
