Development in far north Fort Worth will bring school, Chick-fil-A, apartments
A new development off of Bonds Ranch Road will bring an early childhood learning center, 300 apartments, and multiple restaurants and retail shops.
The 40-acre site includes an early childhood learning center that will educate about 400 students between 3 and 5, said Chris Hipps, development partner with Direct Retail Partners. This will be the first early childhood learning center opened by the Northwest school district, he said, and is expected to open in fall 2026.
The site is on the north side of East Bonds Ranch Road, just east of a Kroger Marketplace expected to open this fall. H-E-B owns 17 acres across the street, but hasn’t announced any plans to build a store there.
The site will also include apartments being built by Trammel Crow Residential, with lots of amenities including a pool, fitness center, tenant lounge, conference rooms, and more, Hipps said. Additional apartments could be built during a second phase of construction, Hipps said.
In addition, there will be about 100,000 square feet of retail shops, Hipps said, including Chick-fil-A, Chipotle, Great Clips, a nail salon, 7-Eleven, and a Panda Express.
Other possible tenants include “health and wellness providers, other food and beverage uses, and some larger format restaurants,” Hipps said.
Construction is expected to start in the next few weeks, Hipps said, and the first tenants are expected to open in June.
As for the traffic? Direct Retail Partners is working on that.
“Traffic is a difficult conversation for most residents in this area,” Hipps said. “It’s difficult to head east-west, it’s difficult to head north-south.”
As part of the project, the company is making improvements to the northern half of Bonds Ranch Road, widening it from one lane to two, he said. Construction on the road will start in November, and should be completed by the time the first tenant opens in June.
The company is developing a retail, apartment and office complex in Flower Mound called The Point and has developments in Corpus Cristi, Texas and Tulsa, Oklahoma, according to its website.
