Arlington-based homebuilding behemoth D.R. Horton plans to construct a pocket of zero lot line residences in far north Fort Worth, according to zoning filings published by the city Thursday morning.

To move forward with the project, D.R. Horton must first convince the city to change the property’s land use designation. The 12.25-acre site at the southwest corner of Timberland Boulevard and North Caylor Road is set aside for half-acre lots, far spacier properties than the company hopes to build.

Other developers have tried and failed to repurpose the block of ranch land, packed between subdivisions near the southern edge of the Alliance industrial corridor.

Last spring, Carrollton-based real estate investor Cover2 Capital pitched converting the site into an apartment complex. Opposition from nearby homeowners and community groups killed the effort.

Fort Worth’s zoning commissioners will discuss the latest plans for the property at a hearing May 14. City Council members are expected to decide the case’s fate June 10.
