Fort Worth council supports rental complex with 300-plus units near Gateway Park

Fort Worth city leaders supported plans for a 308-unit rental development off Beach Street in east Fort Worth.

Council members voted unanimously Tuesday, April 8 to rezone the 31.3 acre property, currently set aside for industrial lots and duplexes, for high-density multifamily.

Arizona-based residential developer NexMetro promises to transform the now empty plot of bramble and grass near Gateway Park into a “cottage style” community fitted with dog parks, a common lawn space and a pool.

“This development has had great public support,” said council member Jeanette Martinez Tuesday evening before putting the case to a vote. “And it will not only increase housing options, it will improve the walkability on a stretch of Beach where it’s currently non-existent.”

City zoning staff had deemed the proposal compatible with the surrounding area — single-family homes and auto repair shops to the west and north, a truck lot to the east, and green space to the south. Past efforts to rezone the plot for industrial use ran aground in 2022.

Zoning commissioners unanimously backed the latest plan for the property last month.

“I think this is a good project,” zoning commission chair Rafael McDonnell said at the time. “I’m one of those folks that remembers some of the tortured history that this particular plot of land has taken in the twists and turns over the years, so it’s good to see this.”
