Colleyville pushes decisions to 2015
Colleyville’s last council meeting of 2014 featured two contested proposals that will wait until next year.
The Council voted to table plans to bring a hotel to the Texas 121 frontage road and a proposed neighborhood on Roberts Road at its Dec.16 meeting.
Hampton Inn and Suites
The developer who wants to bring a five-story hotel just north of La Hacienda Ranch restaurant asked the Council to table its decision Tuesday night so he could work on the parking plans.
“The parking issue, we are still working to resolve that,” developer Matt Cragun said. “We want to be a good neighbor, we want to support the community.”
The hotel would have 96 guest rooms and 500 square feet of meeting space on 1.94 acres. The development requires several variances, including a deviation from city rules that regulate buildings to four stories, tree removal, landscaping and parking.
The hotel would have 97 parking spaces, of a 98 required by the city’s calculations. Out of those spaces, 27 would be designated as “compact car” spots with smaller dimensions than other parking spaces.
Officials with La Hacienda Ranch spoke in opposition to the development, which they said would hamper business.
“This hotel will visually overpower our restaurant and diminish the ambiance that we have built,” general manager Jeff Lowery said. “They would like us to believe this hotel would fit the unique style of Colleyville, and it won't.”
Restaurant operators said they also are concerned that hotel guests will use the restaurant’s parking.
The item is scheduled for discussion again at the Jan. 6 meeting.
Homes on Roberts Road
The Council also tabled a plan to bring 54 lots on 11.24 acres on Roberts Road as members urged the developer to rework the plan to lower housing density and conform more closely to the land development code.
“The density is a problem,” Councilman Chris Putnam said. “This one is on the absolute edge, it's pushing the edge.”
The development’s density at the Dec. 16 meeting was 4.8 homes per acre.
One of the issues brought up by the Council is Roberts Road is a two-lane road that is in need of repairs. The developer said it would work with the city to repair the roadway.
Discussion on the plan is scheduled again for the Jan. 6 meeting.
