Colleyville leaders review hotel

The Colleyville City Council soon will decide whether the city gets its first hotel, a proposed Hampton Inn and Suites on Texas 121 that at least one business opposes.

Council reviewed the proposed development that would sit on 1.94 acres at its Dec. 2 meeting.

The five-story hotel would have 96 guest rooms and 500 square feet of meeting space. The developer is seeking several variances, including rules that regulate buildings to four-stories, tree removal, landscaping and parking.

The design plans show 97 parking spaces, out of a 98 required by the city. Also, 27 of the proposed parking spaces would be for compact cars with smaller dimensions than regular parking spaces.

The hotel’s neighbors, La Hacienda Ranch have opposed the project out of concerns that it would impact the restaurant’s business. Several people with the restaurant spoke at the meeting about issues with the potential for hotel customers to use the restaurant parking as overflow.

“When people pull into our parking lot and they can't find a space, they're going to go some place else, La Hacienda Director of Operations Bruce Williams said. “We are going to lose business. There is no doubt about it.”

Williams shared his experience at the Frisco location, which also neighbors a hotel. He said while that hotel’s room-to-parking ratio is not as tight as what is proposed, they still experience hotel customers parking at the restaurant.

Based on fire safety, the need to have multiple access points the hotel’s parking would connect to the restaurants, but discussions have included an access gate between the two properties and the developer mentioned possible fencing between the two businesses.

City Council will vote on the proposal on Dec. 16. If the Council approves the development, the hotel could begin construction in the spring and complete work by summer 2016.
