Sandlin Homes wants a zoning change that would bring 35 new homes to vacant land near the Smithfield Station, a popular TEXRail stop.

The North Richland Hills Planning and Zoning Commission will hold a public hearing at 7 p.m. Thursday, at 4301 City Point Drive, to discuss the request from Sandlin Homes to change the zoning to infill planned residential development on approximately 7.5 acres in the 6800 block of Smithfield Road.

The land is on the west side of Smithfield between Cortland Drive and Odell Street, about a half mile from the Smithfield TexRail station. The property includes several parcels of land from Smithfield to Hewitt Street.

According to the site plan, a new street called Terrace Drive would be built between Smithfield and Hewitt, and the lots would be on both sides of the new street.

The site plan also includes over 10,000 square feet of open space adjacent to Smithfield and Hewitt and space for landscaped entrances and signage.

The property is partially developed with residential, commercial and vacant land.

The site has a variety of zoning, including agriculture, residential and commercial, according to city documents.

The area has a “low density residential designation on the city’s comprehensive plan which promotes “quality neighborhoods” of one and two-story homes.

The number of homes per acre is generally two to seven homes.

The City Council will consider the request from North Richland Hills-based Sandlin Homes at the June 8 meeting once the Planning and Zoning Commission approves it.
