Parking dispute delays agreement between Capital Grille and Southlake

Southlake and Capital Grille Holdings are putting an economic development agreement on hold while the landlord for the fine dining steakhouse and a nearby restaurant iron out differences over parking spaces.

Capital Grille is proposing to renovate a 9,300-square foot building on the southeast corner of the Texas 114 frontage road and North Carroll Avenue in the Carroll Pointe development.

Council members decided during the April 4 meeting to table the agreement while the landlord for Capital Grille and another nearby restaurant, Calabrese, resolve a dispute over 20 parking spaces.

Mayor John Huffman said the city has to “dot its I’s and cross it’s T’s” before moving ahead with the agreement.

“I know we can work this out,” he said. “It honestly boggles my mind that adults can’t get in a room and figure out a reasonable solution to 20 parking spaces. We’re all neighbors. What’s good for one is good for all.”

Marty Wilson, a representative for Capital Grille, told the city council that she understands Southlake’s position.

“We are fully supportive of the council’s decision to table the agreement. We want to be good business partners and good neighbors,” she said.

Under the proposed agreement, Southlake would reimburse 50% of sales tax revenue from the restaurant if Capital Grille puts in at least $5 million for building improvements, employs a minimum of 50 people and generates at least $60,000 per year in sales tax.
