3 restaurants sign on for Keller Center Stage as first part of development nears completion

The city of Keller is almost ready to draw back the curtain on the first phase of a new development project named, appropriately, Keller Center Stage.

When complete, 38-acre Keller Center Stage will stretch along North Main Street near the Marshall Ridge housing development. It is expected to have nearly 60,000 square feet of shops, offices, restaurants, 57 single-family homes ranging from 2,200 to 2,800 square feet and 475 apartments.

“Center Stage has the opportunity to become a unique development that sets a high bar for quality and vibrant economic activity along the Highway 377 commercial corridor,” Keller Mayor Armin Mizani said.

The project is being built just south of Ridge Point Parkway. When complete, the development’s estimated appraised value will be more than $129.7 million, which would make it the city’s largest taxpayer.

City officials estimate the finished project will bring in $360,000 in annual sales tax, $519,000 in city property tax and $1.8 million in Keller school district property taxes.

Developer Realty Capital hopes to have the first phase done by July. That part will include 24,000 square feet of commercial space and feature an apartment complex named The Lyric. The next phase has not come through the City Council for detail plan approvals.

The Lyric, being handled by Greystar Real Estate Partners, features apartments ranging from studios to three bedrooms.

  • A lawn/music stage area.
  • 2.2 acres of open space.
  • Trails that will eventually connect to the city system.

Three restaurants surrounding the community have already signed on as part of the second phase of construction. They are expected to open late this year.

Osteria Toscana: A Tuscan Italian concept featuring a menu of small plates, pasta and pizza. The 170-seat restaurant’s menu would also feature an Italian-heavy wine and beer menu and handcrafted cocktails. The 5,000 square foot restaurant would include 2,000 feet of outdoor space.

Los Caminos: A coastal Mexican concept focused on authentic flavors, Tex-Mex and seafood. The restaurant would be the same size as Osteria Toscana. Its menu would include Baja tuna tartare, grilled lobster enchiladas, grass-fed beef tacos and grilled pork chops as well as a selection of margaritas and tequila- and mezcal-focused cocktails.

Basecamp: A “date-night” destination featuring a new mixed American menu. Its offerings will include charcuterie spreads, sushi and other raw options, and main plates like roast chicken, prime rib, and fish and chips. Its cozy environment will be paired with a wine-focused drink menu and seat 160 diners.

“I’m particularly looking forward to its entertainment and retail components with the three sit-down restaurant concepts that city council approved, which I believe will attract people from all over the Metroplex,” Mizani said.

A Black Rock Coffee is planned for the first phase. It will feature Irish coffees, caramel truffle mochas, blackouts, jackhammers, Mexican mochas and more.

Though single-family homes are not included in this first phase, officials anticipate each of the 57 planned for the development will start at $450,000.
