Construction could soon begin on a 70-acre movie studio in Mansfield
Construction could soon begin on a film studio in Mansfield, three years after the mayor declared a long-term goal of turning the town into an entertainment destination through the film and TV industry, records show.
Super Studios filed paperwork to the Texas Department of Licensing and Regulation Tuesday to begin work on building the film studio, which will include sound stages, production offices, restaurants, coffee shops, bars, retail, hotels and apartments. The filings say construction would begin on Aug. 1 and be completed by June 1, 2027. The cost of the project is an estimated $750 million.
Super Studios was green lit by Mansfield City Council on Feb. 27, 2023. The master plan for the project has changed since then.
According to Super Studios, construction will be carried about across 10 phases. The first three phases will be focuses on building the sound stages, with the next seven phases focused on completed the sound stages and building houses, mixed-use restaurants and stores.
When fully completed, there will be four 18,000 square foot sound stages with attached production offices that include post-production and data center suites. All spaces will be fully wired for AI interconnectivity. The office space will be 42,000 square feet in a three-story building. The third floor will be dedicated to AI, post-production and data management.
Angel Gracia, a filmmaker spearheading the project, previously told the Star-Telegram the project would be a 75-acre “city in a city.” He hopes to see Netflix, HBO, Hulu, Paramount Plus and Peacock originals using the space, as well as smaller production films and series.
Gracia said he spoke to people who work in several different areas of the film industry to ask what they wish were different about film studios. He got answers including the way lighting is rigged to the placement of set workshops and ramps and doors. He used that feedback when planning the project in Mansfield.
Mansfield Mayor Michael Evans said he hopes the project can turn Mansfield into a household name for movie and television fans in the future. He also wants to see the city turn into an “innovation corridor” through medical, biotechnical, dining and entertainment development.
“One of the things that we are attempting to build here in Mansfield is an innovation mindset,” Evans told the Star-Telegram in 2023. “We’ve been known for years as a place where we attracted industrial companies and the industrial industry, which is good. We learned, though, a few years ago that in order for you to be a vibrant city, in order for you to be a destination city, you’re going to have to diversity your portfolio.”
Evans estimated that the studio would create around 2,000 jobs in Mansfield. Gracia agreed with that estimation, especially if his plans to eventually build a trade school on the property eventually come to fruition. By having a trade school on the property, students will have the opportunity to work on productions while also getting an education. They will also have a pipeline right into the industry through the trade school and Super Studios.
Data from Super Studios provided to the Star-Telegram shows that the company expects construction to create more than 4,000 jobs and over 2,600 permanent jobs once the studio is fully built. The company estimates eight television series productions at the studio per year with an average budget of $50 million per series.
Gracia expects it to take a while for Mansfield to see a migration of full-time film industry workers moving to the city, given the estimated completed of the project is still over a year out. If the studio is successful, Gracia expects workers who specialize in the production aspect of the film industry, like sound, camera and costume designers, to buy homes in Mansfield and have steady work through the studio.
“The idea is to build it and run it, to make it a legacy project,” Gracia said. “Leave the world something.”
