A new 14-story luxury condo tower along Trinity River moves closer to reality

A new 14-story luxury condominium tower along the Trinity River overlooking Colonial Country Club is one step closer to becoming a reality.

Pearson Grove Tower, would be just west of Rogers Road and the South University Drive bridge, on the north bank of the river. The building is still “pretty far off” from construction, a presenter of the project told the Star-Telegram after a Fort Worth City Plan Commission meeting Wednesday.

Developers were granted a waiver from the Urban Design Commission in September 2024 to exceed the maximum height limit of nine stories for single-use buildings, to 14 stories tall.

The eight-acre site was first sold to Pearson Grove from Total E&P USA Real Estate in February 2022.

Along with the residences, the site proposal includes a garage and pedestrian access to Trinity Trails along the river. Building amenities would include a pool deck, a pool deck bar, outdoor communal spaces, a pickleball court and a penthouse level.

Each unit would have an outdoor patio, and the penthouse level would almost be completely surrounded by outdoor terraces.

The City Plan Commission on Wednesday approved a waiver to allow the development to be served by a cul-de-sac to get in and out of the parking area.

The Pearson Grove project isn’t far from where construction crews are building Westbend Residences along South University Drive at the river bridge. The 321 luxury apartments and 4,500-square-feet of restaurant space are part of developer Trademark Property Co.’s second phase of the Westbend mixed-use property.

In summer 2025, Pottery Barn and West Elm signed deals to open stores in existing units in Westbend, the new tenants means Westbend’s retail space is fully leased.
