One of Fort Worth’s largest upscale shopping hubs off Chisholm Trail sells to NY developer

Fort Worth’s only Whole Foods Market has a new landlord.

The Waterside mixed-use development along Bryant Irvin Road was purchased by New York City-based developer The Georgetown Co. The company did not disclose the purchase price, but the property is valued at over $45 million, according to the Tarrant Appraisal District.

The development’s roughly 157,000 square feet of retail space is 98% leased, Georgetown said. The shopping center is also home to REI Co-op.

“This acquisition is an exciting opportunity to continue expanding our grocery-anchored retail platform and we look forward to being a part of the vibrant Southwestern Fort Worth community,” said Georgetown’s managing principal Jonathan Schmerin in a statement.

Waterside is bordered by 1.8 miles of the Trinity River. Home to restaurants, retailers, 550 multifamily units and a Residence Inn, the upscale 63-acre property opened in 2016. It was originally developed by Trademark Property Co., a Fort Worth-based firm.

Founded in 1978, Georgetown has properties in New York, Los Angeles, Chicago, Washington, Boston and Columbus, Ohio. The company’s Fort Worth purchase raised the value of its grocery-anchored retail portfolio to over $275 million.

Waterside’s sale is the most recent development in southwest Fort Worth’s shifting retail landscape. Abercrombie & Fitch is building a new store in the University Park Village, along the busy South University Drive corridor. Across the street at 1701 S. University, developer Trademark Property Co. has plans for an $81.6 million expansion of its WestBend commercial complex.

TCU could also add to the area’s growing retail scene. The university has plans to transform West Berry Street into a top destination in Fort Worth, starting with construction of new student housing and 19,800 square feet of retail space that will break ground later this year.
