Hillwood adding speculative industrial buildings at Alliance

Hillwood Properties said Tuesday it is building another 1.75 million square feet of industrial space at its Alliance development in north Fort Worth.

The space will be divided among three buildings — two in Alliance Westport and a third facility in Alliance Center North. The space is not pre-leased but is being built to add inventory in a variety of sizes to attract business, Hillwood said. The buildings are scheduled to be completed by the end of June.

Two of the buildings — Alliance Westport 18 at 800,000 square feet and Alliance Westport 19 at 360,000 square feet — will be located at the entrance to the BNSF Railway’s intermodal facility at Farm Road 156 and Intermodal Parkway. Construction costs on the two buildings total $28.1 million, permits show.

The third, Alliance Center North 15 at 588,000 square feet, will be located at Interstate 35W and Eagle Parkway.

AIL Investment, the Hillwood partnership that owns land in the 18,000-acre Alliance development, is in the process of annexing a 51.6-acre strip of farmland along Farm Road 156, just south of Intermodal Parkway. AIL Investment is also in the process of rezoning the land for heavy industrial uses.

The Zoning Commission approved the request last week. The City Council is scheduled vote on the zoning and annexation Feb. 16.
