Even when it comes to real estate, and a house for sale on the Outer Banks in North Carolina — a popular tourist destination — is proving that point.

The home in question, listed for $199,000, is in Kill Devil Hills and already has a pending offer despite its downright wild description, which nabs attention right from the get-go:

“If you are looking for a Real FIXER UPPER on the Outerbanks, this is it. This one is uglier than your 3rd divorce.”

Well then.

“There’s no need to put lipstick on the pig on this one,” listing agent Jeff Kluger said to Realtor.com. “I just felt like there’s nothing to hide. I needed to be upfront and tried to make it look funny.”

While the three-bedroom, two-bath home may have gathered attention on its own over time thanks to its ideal location mere minutes from the beach, the humorous listing has helped pull in multiple offers in a short time, Realtor reported.

“The phone rang all day long and all week long,” Kluger says. “You’ve heard a million times that it’s location, location, location—and that’s what this property has going for it.”

And it’s easy to see why since the listing only gets better (or worse?) after its brilliant opening:

This funny, yet honest, tactic has been used before and has proven itself to work. Over the summer, a completely trashed home that was called “a slice of hell” in Colorado Springs, Colorado, gained national attention thanks to its own hilarious listing, McClatchy News reported at the time.

Despite the fact that the home was covered in spray paint, rotting meat and animal corpses, the home sold for $580,000 and was flipped into a charming stunner and is now back on the market for $850,000.
