New industrial development proposed for this growing Fort Worth neighborhood
A new warehouse development may be coming to west Fort Worth.
At its meeting on July 8, the Fort Worth Zoning Commission reviewed an application from the Dallas-based industrial real estate developer Rak Equities to build three warehouses, with parking areas, at 1401 Alemeda Road near the intersection of West Loop 820 and Interstate 30.
The land is currently zoned for commercial and single-family residential use. In 2022, a developer applied to build a car auction facility with a parking lot for more than 1,000 spaces, but those plans never materialized. The application submitted to zoning commissioners requests that the zoning be changed to light industrial, with a planned development.
A site plan submitted for the 25-acre development consists of those three warehouses, each 40 feet tall, roughly 300 parking spaces, and two entrances along Westpoint Boulevard and the frontage road for West Loop 820. One warehouse would measure 100,000 square feet, one would measure 110,000 square feet, and another would measure 75,000 square feet.
Developers are also proposing that existing trees along portions of the site boundary be preserved to create a barrier for nearby homes.
Only one entrance was initially planned, but after the developer spoke with Chapel Creek Neighborhood Association president Gary Hogan, a second entrance was added to mitigate concerns about traffic, Hogan said.
The neighborhood association will meet with the developer at 7 p.m. July 23 at Redeemer Bible Church, in the 10300 block of White Settlement Road.
Commissioners approved a two-month continuance of the item at Wednesday’s meeting so that residents can have further conversations with developers.
