New housing is planned for Fort Worth’s growing Near Southside neighborhood near JPS Hospital, records show.

A six-unit townhome development is planned at 1326 May St, near the corner of Morphy Street and May Street, according to an Urban Design Commission application filed in May with the city of Fort Worth.

The location is roughly a block away from the JPS Hospital Network’s Fort Worth campus, which will see major upgrades as part of a $2.1 billion expansion program. A high-rise medical outpatient building, central utility plant, parking garages, and inpatient hospital are part of those plans.

The townhomes will be three stories tall, according to Dallas-based owner and developer Fred Kioni. Each will have three bedrooms and two bathrooms, with a balcony, in-unit laundry, and a tandem parking garage.

The townhomes will also come with a small yard, and be pet-friendly, Kioni said.

Construction is expected to begin in September, with the units ready for move in by spring 2027. Units will be priced between $500,000 and $600,000.

The townhomes are aimed at “healthcare workers, residents, and medical professionals who demand high-quality urban infill housing close to major employment nodes,” Kioni wrote in a statement.

Kioni expects the project to be reviewed by the Urban Design Commission in July.
