Renovated shopping center near TCU keeps original exterior like ‘a time capsule’

The Westcliff Shopping Center at 3511 W. Biddison St. has been restored to its original 1950s exterior.

In December 2024, the exterior revitalization of around 22,000 square feet began at the shopping center near TCU. Tenants include Café Bella, Ace Hardware and Dollar General.

Partners Capital purchased the 134,750 square foot shopping center in 2023, and discovered the original 1950s cast stone exterior was in good condition behind the 1970s era metal roof, according to a press release.

The goal of the project was to honor Fort Worth’s timeless North Texas style while blending with the historic neighborhood, the statement read.

“Peeling back the metal roof and uncovering the original cast-stone facade — complete with original Green Stamp Signs — felt like opening a time capsule,” said Kayla Kerscher, vice president of capital projects and design for Partners Capital.

The project was designed by M3 Studio and general contractor Sendero Resource Group, both of Fort Worth.

The restoration included installing a canopy that resembled the original and cleaning, preserving and refinishing the cast stone.

Ryan McGuire, an architect at M3 Studio, said he was grateful for the completion of the restoration.

“When asked to look into supporting the facade renovation of Ace and finding the original cast stone, I knew immediately that there was no reason the original glory of the facade couldn’t be restored,” McGuire said.
