A developer wants 350+ apartments off Chisholm Trail Parkway. Will Fort Worth approve?
A subsidiary of prolific Metroplex homebuilder HistoryMaker will construct a 361-unit apartment complex just off Chisholm Trail Parkway — if it can secure the support of Fort Worth’s city council.
Representatives from ONM Living on Wednesday afternoon attempted to sell the city’s zoning commission on plans to repurpose the 38.8-acre site for medium-density multifamily use. Commissioners and a couple of homeowners in the audience greeted the project with skepticism, wary of its potential impacts on the area’s traffic and infrastructure.
“I have doubts that it’s going to get finished up, and we’re gonna be left with another multifamily parcel stuck in the middle of this area that’s chock full of them right now,” said commissioner Jacob Wurman, shortly before he and his colleagues unanimously recommended denying the project.
ONM bought the plot in 2022, according to county property records. The site is carved into three uneven chunks by a flood plain, a geographic hurdle — structural and budgetary — to what can be built where. The company had intended to build 131 townhomes before re-evaluating the project’s finances and scrapping the plan.
“Ultimately, we weren’t able to move forward with the construction of the townhomes, primarily just because it wasn’t economically feasible,” Preston Pittman, a company representative, told commissioners.
The property, listed at 9705 Old Granbury Road despite not bordering the street, is boxed in by the toll road to the west, West Risinger Road to the north, and Summer Creek Drive to the east. ONM is leasing units in a separate rental cottage community directly south.
City zoning staff found ONM’s plan to be compatible with its surroundings. Commissioners disagreed.
“I think [townhomes] still makes more sense, just from a land use perspective,” said commission member Jeremy Raines.
The city council will decide the project’s fate at its March 11 meeting.
