Developer plans resort hotel similar to Drover in this Fort Worth suburb
A developer wants to build a luxury resort hotel in Colleyville on vacant land that is part of the city’s northern gateway.
During the June 3 meeting, council members voted 6-0 to authorize the city manager to move forward with a letter of intent from Grapevine-based NuCiti Capital Partners which includes an agreement for the sale and purchase of 22 acres with an option to purchase the remaining 15 acres at a later time.
The property is at Colleyville Boulevard and John McCain Road. The purchase price is $9.85 million.
The agreement also includes an 18-month feasibility period to allow the developer to obtain funding and work with a hotel partner to bring a package to the council for approval, assistant city manager Mark Wood said.
Before the council vote, Mayor Bobby Lindamood said the hotel is an exciting project for Colleyville.
He added that the developer is looking at a design similar to the Hotel Drover in the Fort Worth Stockyards.
Lindamood said he was on the council when the city bought the land. Large, commercial warehouses could be built on the property, but Colleyville took it’s time, he said.
“We’ve been very selective. In fact, it may have cost us some deals, but we want what’s right for this property,” Lindamood said.
Wood, who briefed the council on the proposal before the vote, said the project marks “a very exciting step.”
In 2019, the city purchased 15 acres at the front of the property in the remaining 22 acres in 2020, Wood said.
The concept plan for the hotel includes incorporating the trees and a creek that runs through the property as part of the resort.
“The developer sees the trees and typography as amenities to the resort,” wood said.
Wood said the first phase of the hotel includes 120 rooms, two resort pools, 26 casitas, a retail village and a conference center at the front of the property.
Lindamood added that the developer envisions people driving through a tree-lined entrance before coming to the hotel.
“It’s going to be a great resort,” he said. “I think this is exciting times for Colleyville.”
