A south Arlington affordable housing complex could see an $84 million facelift.

The renovations at the Mayfield Park Apartments, at 2104 Worth St., include new countertops, flooring, appliances, a clubhouse, and landscaping, as well as ADA accessibility improvements. Residents will be temporarily moved into new housing while their apartments are refurbished. The project is expected to take nine months to complete

The apartments, built in 1999, are reserved for families who make less than 60% of the area median income. Los Angeles-based affordable housing developer April Housing acquired the property in 2021 as part of a nationwide purchase of low-income housing units across the country.

The renovations and the purchase will extend the affordability of the apartments for another 30 years, according to April Housing spokesperson Keosha Burns.

A 2025 report from the city of Arlington found that 86% of households across the city with “extremely low incomes” face significant problems finding housing. Among the solutions to that problem, the city found, was preserving existing affordable housing.

The Mayfield Park Apartments are less than a mile from the Reserve at Mayfield apartments, completed in October 2025 with over 230 units of affordable housing for seniors.

“This is a net benefit to the residents at Mayfield,” Burns said. “We’re dealing with about 300 people within Arlington who won’t have to worry about these units converting to market or their rents going up exponentially for the next 30 years.”

April Housing applied in January for a $55 million tax-exempt state bond and $3.4 million in tax credits to renovate 240 units at the property.

The Arlington City Council approved a resolution of no objection at its meeting in April for the developer to apply for that tax credit.
