Zoning change clears way for planned luxury apartments in Fort Worth’s south side
Two redevelopment projects that aim to revitalize Fort Worth’s Historic Southside are one step closer to becoming reality.
The Fort Worth Zoning Commission at its November meeting approved zoning changes necessary for the development of the Evans & Rosedale Urban Village and an apartment complex west of U.S. Highway 287.
Both projects fall within ZIP code 76104, which has the lowest life expectancy in the state, according to a 2019 study from UT Southwestern.
The apartment complex will be between Logan and McCurdy Streets. The lots are vacant. The four-story building will feature 251 luxury units; about 15% will be available at below-market prices.
The developer, Alpha Family Group, is based in the south side and co-owned by south side native James Walker and Thomas Oliver. Alpha Family Group is also responsible for building single-family homes throughout south side.
“We’re doing everything we can to get more rooftops,” Walker told commissioners Wednesday. “If we can get more rooftops, we can get stuff like restaurants, grocery stores and things that are needed for the community.”
That’s what Dallas-based developer Hoque Global has promised to do less than two miles northwest at Evans and Rosedale.
The 7.5-acre project will include apartments, commercial space for offices or retail tenants, green space, a playground and, perhaps most crucially, efforts to “attract a grocer,” according to the developer.
Last month, City Council approved the allocation of $13.2 million to support the construction of the project.
The Zoning Commission on Wednesday approved a zoning change that will allow the project to be built. The approved zoning changes will go before City Council at its meeting on Dec. 14.
