Historic downtown Fort Worth office building hits the market

Fort Worth’s historic Bob R. Simpson Building is for sale.

Located in the heart of downtown at 110 W. Seventh St., the property is being marketed by commercial real estate firm JLL. No listing price has been advertised, but the .23-acre property was valued at $13.6 million after the Tarrant Appraisal District’s 2025 assessment.

The 101,390 square-foot building houses offices, but JLL says downtown zoning means its buyer could transform it into apartments or a hotel.

“The next owner has the option to knock out the interiors and keep it as office space or continue the path of converting the building to hospitality or residential,” JLL senior managing director Ryan Matthews said.

The 11-story office tower was built in 1910 for the First National Bank of Fort Worth. It was renovated in 2005 and added to the National Register of Historic Places in 2009.

Previously known as the Baker Building, it was renamed to honor former XTO Energy CEO Bob R. Simpson (who is also a co-owner of the Texas Rangers) in 2005. XTO Energy bought the building in 2003. The company was acquired by Exxon Mobil in 2010, and the oil and gas firm used it for offices until moving 1,600 workers to Houston in 2017.

Coppell-based hotel company Icon Lodging bought the building in 2022, and planned to turn it into a $33 million, 149-key Residence Inn. Construction was slated to start in March 2024, according to state records. The project is still listed as “under development” on Icon’s website.
