Existing home prices surge 12% in North Texas

Sales of pre-owned homes in North Texas dipped slightly in November and remain flat for the year, but median home prices grew substantially last month as demand continued to be greater than the number of homes available.

Last month, 5,994 existing homes were sold in North Texas, down 1 percent from last year, according to the latest housing market report from the Real Estate Center at Texas A&M University. The report is compiled from sales data on the North Texas Real Estate Information Center.

The median sales price reached $185,000, 12 percent higher than last November, the report shows. The jump was the second-highest year-over-year monthly gain in 2014. Median prices jumped 13 percent in February.

In Tarrant County, median prices rose 83 percent in November on sales in the Haltom City/Riverside area, 58 percent in Kennedale and 41 percent in the southwest Fort Worth/Everman/Forest Hill area.

Also in November, real estate agents had 18,461 houses listed for sale, which is down 13 percent from the same month a year ago.

For the first 11 months of the year, 82,860 existing homes were sold, 626 more than at the same point in 2013.

The median price year to date was $185,000, or 7 percent above the same period in 2013, the report shows.
