Hillwood extending its Alliance development into Northlake

Hillwood Properties, developer of the 18,000-acre AllianceTexas development, has bought about 260 acres in Northlake across Interstate 35W from the Texas Motor Speedway, where it will launch Alliance Northport.

The move gives Hillwood’s AllianceTexas, a mixed-use development that began with the creation of Alliance Airport, a stronger hold in Denton County, where it has a residential development called Harvest.

Alliance Northport will consist of five industrial buildings totaling just over 2.2 million square feet of space. The largest building will be just under 1.3 million square feet, Hillwood said.

“The addition of Alliance Northport continues our bullish growth plan throughout the AllianceTexas corridor with this new sector strategically located on the frontage of I-35W, in an area offering one of the lowest combined tax rates in the Dallas-Fort Worth region,” Hillwood Vice President Tony Creme said in a statement.

Alliance Northport is on the west side of I-35W at Texas 114 and Dale Earnhardt Way. Dale Earnhardt Way will be extended on the east side of the interstate and loop down to East Sam Lee Lane.

Last week, coffee maker Farmer Bros. broke ground on a new headquarters that will abut the property to the south at Sam Lee Lane. In addition to corporate offices, the 537,000-square-foot complex will include 100,000 square feet of manufacturing space where coffee beans will be roasted and packaged, and 300,000 square feet for distribution. Farmer Bros. is relocating from California.

“Northlake understands growth is coming, and we are in the direct path of one of the fastest-growing areas in North Texas,” Mayor Peter Dewing said in a news release. “Hillwood’s new Alliance Northport development … matches Northlake’s plan. Our vision is to keep taxes low, attract great companies, respect and welcome everyone, and limit regulations.”

AllianceTexas has more than 37 million square feet and is home to 400 companies, which have created 40,000 jobs, Hillwood said. It recently sold land off Texas 170 to Facebook for a large data center.

“We believe there is a lot of momentum to build on the northern portion of the AllianceTexas corridor,” Hillwood President Mike Berry said. “ In the coming years, we expect to see strong tax base growth for our public partners as this corridor matures and develops.”

A major portion of the land for the Alliance Northport project was sold by the Frankie Lee Robbins Trust in Fort Worth, deed records show.
