AllianceTexas adds 1.7 million square feet of industrial space in two Fort Worth buildings

AllianceTexas is adding nearly 1.7 million square feet of industrial space. Construction on two speculative buildings is expected to conclude in the second and third quarters of 2023.

Alliance Westport 25 will total more than 1 million square feet while Alliance Center North 4 will total more than 600,000 square feet. Hillwood has not yet announced which businesses will use the space but said operations could commence immediately following completion in mid-2023.

Both buildings were designed with flexibility of user in mind, the company said. Alliance Westport 25 and Alliance Center North 4 will accommodate everything from traditional distribution users to heavy manufacturing requirements, the company said. Both buildings are zoned K-Heavy in the city of Fort Worth, the most flexible industrial zoning category within the city, the company said.

Alliance Center Westport 25 will be on Texas 156 with 40-foot clear height, two 190-foot truck courts and 60-foot loading bays. Alliance Center North 4 will be at the corner of Interstate 35W and Litsey Road with 40-foot clear height 185-foot truck courts.

AllianceTexas, a 27,000-acre mixed-use, master-planned community, is home to more than 550 companies and major warehouses for Amazon, Walmart, Coca-Cola and others. The property has a variety of residential living options with shopping, entertainment, dining and medical options totaling nearly 4 million square feet.

In mid-July, Hillwood signed a lease with Carolina Beverage Group to double the contract beverage producer’s presence in the Fort Worth market. The company secured nearly half a million square feet of industrial warehouse space on the southeast corner of North Beach Street and Litsey Road.
