Channel 5’s new Centreport headquarters sold to Minneapolis investors

KDC real estate has sold the NBCUniversal regional headquarters building on Amon Carter Boulevard south of Dallas/Fort Worth Airport to Olympus Ventures, a privately held real estate investment firm in Minneapolis.

The 75,000-square-foot building is leased to NBCUniversal Media and serves as the regional headquarters, broadcasting and multimedia news facility for NBC/KXAS-TV, Telemundo and NBCUniversal. The broadcast center opened in October 2013 after NBC moved from its decades-old station off Interstate 30 and Oakland Boulevard. That building and the 26-acre site were conveyed to the city of Fort Worth.

The new station is in CentrePort in east Fort Worth.

CBRE’s Eric Mackey, Gary Carr, John Alvarado, Robert Hill and Pete Van Amburgh represented the seller.

NBC received an 85 percent tax abatement of real and business personal property taxes over 25 years, worth about $2.5 million, from the city.

“NBCUniversal Regional Headquarters presented investors with an exceptional opportunity to acquire a recently constructed, state-of-the-art office asset with a stable income stream that is backed by the long-term commitment of one of the world’s leading media and entertainment companies,” Mackey said in a statement.

Riverbend complex sold

Riverbend Complex Llc., a unit of Fort Worth-based Complex Investments, has bought Riverbend Center off Gravel and Pebble drives from Klabzuba Realty.

The 188,355-square-foot, four-building property at 2301-2435 Gravel Drive and 7401-7445 Pebble Drive had been owned by Klabzuba since 2009. Klabzuba bought it out of foreclosure.

A sale price was not disclosed, but deed records show that Riverbend Complex Llc. financed the deal with a $6.4 million note from Point Bank.

The property was 90 percent leased at the time of the sale this month.

Eagle Health Advisors has leased 5,000 square feet for a new office. Clay Vaughn and Preston Lynn of CBRE represented the tenant. Chris Stewart of Vasseur Commercial Real Estate represented the landlord, GHF Properties.

6015 Harris Parkway, Fort Worth

Edward D. Jones & Co. in December leased 1,600 square feet of office space in December. Jonathan Hill of Morrow Hill represented the tenant. Chris Stewart of Vasseur Commercial Real Estate represented the landlord.

1150 W. Blue Mound Road, Fort Worth

Brigitte and Jimmie Wagnon have leased 1,500 square feet for an event planning company. Jim Eaton of Ron Sturgeon Real Estate negotiated the lease.

1121–1205 Sturgeon Court, Fort Worth

Hang Le Ngo leased 2,511 square feet for an automotive air-conditioning repair business; Corporate Interiors Installation Services leased 2,511 square feet of office/warehouse space, and J&T Sib Enterprises has leased 6,787 square feet for a CrossFit fitness studio. Jim Eaton of Ron Sturgeon Real Estate negotiated the leases.
