New development in Westlake will bring retail, restaurants to the Circle T Ranch

Westlake’s Circle T Ranch will break ground this year on a new mixed-use project between the Charles Schwab offices and the fork of Texas 170 and Texas 114.

The newest development on the 2,500 acre ranch was deemed “Front 44” because the section is the front-most 44 acres facing the highways.

Once completed in 2027, Front 44 will have retail, restaurants and an upscale hotel with 150 rooms. A 54,000-square-foot office building will also be added to the now-empty land.

Guy Grivas, Hillwood’s Vice President of Retail, said the company is in active conversations with potential tenants for about half of the project, including a steakhouse. Beyond that restaurant, 70 to 80% of the rest of the project will be food and beverage businesses and the final 30 to 20% will be health and wellness shops.

The majority of the parking on the 44 acres will be on the exterior of the plot to allow for a more pedestrian-friendly interior.

Grivas said the project is in response to demand from Charles Schwab executives requesting to have more dining and hotel options close by. Roughly 12,000 employees are working at the offices at Circle T Ranch on a daily basis.

“I am so excited to be able to work with Hillwood and Town staff on Front 44,” Westlake Mayor Kim Greaves said in a statement. “Hillwood has been a tremendous partner in bringing the kind of quality development that our residents have been asking for, while supporting Westlake’s vision for distinctive, amenity-rich growth.”
