James Blake honored with Charles D. Tandy Commercial Realty award

James Blake, senior adviser for Sperry Van Ness real estate company, recently received the 2013 Charles D. Tandy Commercial Realtor award, the top honor of the Society of Commercial Realtors.

The award was established to recognize commercial Realtors who best exemplify the highest in professional standards. It’s named in honor of Charles D. Tandy, the longtime leader of Tandy Corp., now RadioShack, for his leadership and legacy of contributing to the Fort Worth community. It was first awarded in 1990.

Blake, who has been in the business for 27 years, specializes in multitenant shopping centers, free-standing single-tenant retail buildings and industrial properties. He has combined sales and leases in excess of $300 million.

He holds a certified commercial investment member designation and earned a bachelor’s degree in real estate finance from Texas Tech University.

“Integrity, leadership and outstanding character are really what this award is about, and no one exemplifies those qualities better than James Blake,” Bill Makens, chairman of the Society of Commercial Realtors, said in a statement.

McDonald’s slated for Arlington tract

Here’s update No. 2 on the southeast corner of Pioneer Parkway and Cooper Street in Arlington.

You’ll recall that a Texaco station was razed last fall. The land had been sold in July by Arlington Mobile to 4Pad LLC, an entity of Hayco Realty in Fort Worth.

John Cockerham, general partner, said then that the owners were “actively pursuing a tenant” for the location, 800 W. Pioneer Parkway.

A tenant has apparently been found. Permit filings show that McDonald’s will build a $1 million restaurant there. Construction is expected to begin in March.

Arlington real estate group buys Lewisville center

CIG Retail Properties in Arlington recently bought the Garden Park Shopping Center in Lewisville.

The 170,739-square-foot center, 1565 W. Main St., was sold by a special servicer. Jennifer Pierson and Beth Pierson of CBRE in Dallas represented the seller. It was 83 percent leased when it sold and was anchored by World Gym and Thrift City.

“The timing was right for the seller to pass this asset on to the next group, and we expect the buyer will do well with it,” Jennifer Pierson said. “The buyers moved very quickly for a year-end close, which can be a huge competitive advantage when the bidder pool is large.”

Osolife Home Health Services has leased 1,326 square feet of office space. Tyler Trahant of CASE Commercial Real Estate Partners represented the tenant.

Texas Lifestyle Furniture has leased 8,500 square feet of warehouse space. Mark Sullivan of Ritter and Associates represented the landlord. Judy Nitzinger of Coldwell Banker Commercial Alliance DFW represented the tenant. Also, U.S. Lawns has leased 9,323 square feet of space. Ritter represented the landlord. Jim Kelley of Champions DFW Commercial Realty represented the tenant.

Gary Alexander has bought 1.19 acres to build a medical office. Tom Ritter of Ritter and Associates negotiated the sale.

5674 Rendon Bloodworth Road, Tarrant County

Abdul Popal has bought a 3,075-square-foot building. Mark Sullivan of Ritter and Associates represented the seller.
