While buyer demand is sky high, area homes are staying on the market for an average of three weeks longer than around this time last year, according to Steve Montagna with Keller Williams Realty.
“My observation is there is an over-inflated estimation of home value based on too broad of an average market area increase. Accurate prices are not pulled off the internet or simply a price per square foot neighborhood average,” he said.
Montagna feels his clients deserve someone who digs deep into the value of the special attributes and upgrades of a home to ensure the sellers get top dollar. His clients get someone who accounts for the home’s strengths and weaknesses while providing honest, fact driven analysis – not some broad number to give owners the warm and fuzzies just to get the listing.
“A home that’s priced right has the best chance to sell fast and closer to asking price – my listings sell for an average of 99 percent of list price,” he adds.
