Tarrant foreclosure filings up 35 percent from a year ago, but down from October

A high number of Tarrant County homeowners risk losing their residences to foreclosure in November as postings in the Metroplex inched toward an annual record, the Foreclosure Listing Service said Thursday.

For the Nov. 3 auction, 1,814 postings were filed in Tarrant County, up 35 percent from November 2008, but down 8 percent from October, figures show.

For Tarrant, Dallas, Denton and Collin counties, postings totaled 5,554 for November, marking the seventh time in the past eight months that residential foreclosure filings topped 5,000, said George Roddy Sr., president and chief executive of Foreclosure Listing Service in Addison.

"At this pace, and with only December’s postings remaining to be filed, I fully expect D-FW residential postings for 2009 to top 60,000, which will be an all-time record high," Roddy said in a statement. The Metroplex total is a 30 percent jump from a year ago.

Roddy said about 40 percent of homes posted likely will actually be auctioned or taken back by lenders, meaning about 25,000 homes will be seized because of mortgage delinquencies. Most of the rest will reach agreements curing or postponing foreclosure.

Collin County saw November postings jump 38 percent from a year ago, Denton County increased 35 percent, and Dallas County 23 percent.

Year-to-date Tarrant County numbers show 18,424 postings, a 26 percent increase from the same period in 2008, Roddy said. The 2009 year-to-date number is up 97 percent from 2005.

"Since 2000, D-FW residential foreclosure posting activity has more than tripled," Roddy said. "By this same time in 2000, just 12,246 homes had been posted for foreclosure."
