Arlington retail building and Grapevine office building sell

Local developer Vaquero Ventures has bought the vacant 35,417-square-foot Furniture Warehouse building in Arlington with plans to redevelop the property.

EKIM Partners of Fort Worth sold the building at 3500 S. Cooper St.

Nick Talley of Bradford Commercial Real Estate Services said the new owner has a tenant lined up for part of the space and is negotiating with another for the rest. He was not more specific.

Talley said four offers were made on the 4.6-acre property.

California investor buys Grapevine office building

Arlington-based Hangover Opportunity Fund sold a Grapevine office building to a California investor.

The 38,709-square-foot Grapevine I at 3500 William T. Tate Ave. was fully leased at the time of the sale. Academic Health Plans recently leased the final 14,258 square feet to move its corporate office from Colleyville.

The fund bought the property and the 20,151-square-foot Grapevine II at 3600 William D. Tate Ave. in August 2011 and fully renovated both buildings. The fund sold Grapevine II in August 2012.

Gary Walker and Renee Efimoff of Coldwell Banker Commercial Alliance DFW represented the seller.

“It was a good investment for us,” Walker said. “We were able to take the project from 29 percent occupancy to 100 percent because of its location and improvements by our landlord.”

Jill Bayne of Alliance Commercial in Grapevine represented the buyer.

Church plans satellite campus in north Fort Worth

North Richland Hills Baptist Church has bought 26.7 acres on the south side of U.S. 287 between Farm Road 156 and Bonds Ranch Road in north Fort Worth for a future satellite campus to be called Cross Church.

The land was sold by Annabelle Partners Ltd.

Cross Church will begin services April 20 at Schluter Elementary School at 1220 Mesa Crest Drive in Haslet.

2450 Handley Ederville Road, Fort Worth

GPSFW Holdings in Austin bought a 21,879-square-foot industrial building. Jeff Givens and Ben McBroom of Transwestern represented the seller, Santech Industries.

4200 Murray Ave., Haltom City

MJT Holdings in Colleyville bought a 12,000-square-foot industrial building. Michael Newsome represented the buyer. Todd Hawpe of Transwestern represented the seller, Andrew and Joyce Green in Beaumont .

9861-9911 Saginaw Blvd., Saginaw

Bou-Hamdan LLC has bought a 40,320-square-foot multitenant industrial complex from D&R Leasing. Becky Thompson of Lee & Associates represented the seller. Don Phifer of Phifer & Associates represented the buyer.
