Blackmon Mooring buys Haltom City property for relocation

Blackmon Mooring has bought a building and land in Haltom City where it will move its headquarters from Fort Worth.

The property cleaning, restoration and remediation company bought the former Progress Concepts building at 5722 Airport Freeway, 6 acres and an adjoining 6.9 acres out of foreclosure. The 56,666-square-foot, two-story building has about 30,000 square feet of warehouse space.

The property was sold by a court-appointed receiver in U.S. Bankruptcy Court.

Blackmon Mooring’s current home, 308 Arthur St., is in the path of the Trinity River Vision project. The company plans to expand the building in Haltom City and move its headquarters and operations hub there.

Nick Talley of Bradford Commercial Real Estate Services represented the seller. Leland Prowse and Alex Bryant of Transwestern Dallas represented the buyer, BMS Enterprises, which is vacating 308 Arthur St. The company specializes in cleaning, restoration and remediation of residential and commercial properties in Texas and Oklahoma.

Local home prices moved up in December

Home prices in Fort Worth-Arlington, including sales of distressed properties, rose 6.2 percent in December from a year ago, according to the latest CoreLogic Home Price Index from the residential property information, analytics and service provider.

Excluding distressed sales, year-over-year prices increased by 9 percent in December over December 2012.

Year over year, home prices nationwide, including distressed sales, increased 11 percent in December, the 22nd consecutive month of gains. Excluding distressed sales, home prices increased 9.9 percent in December.

Distressed sales include short sales and real estate-owned transactions of foreclosed properties.

“Last year, home prices rose 11 percent, the highest rate of annual increase since 2005, and 10 states and the District of Columbia reached new all-time price peaks,” said Mark Fleming, CoreLogic’s chief economist. “We expect the rising prices to attract more sellers, unlocking this pent-up supply, which will have a moderating effect on prices in 2014.”

Gun safe maker building factory/warehouse

Fort Worth-based general contractor Speed Fab-Crete is building a 67,081-square-foot manufacturing and distribution facility for Granite Security Products, which makes business and residential security containers and high-quality gun, fire and security safes.

The $2.6 million facility is scheduled to be completed in June next to the company’s headquarters at 4801 Esco Drive in southeast Fort Worth.

Granite Security was founded in 1990 in Fort Worth. It is the exclusive owner of the Winchester brand of safes.

Helen Bivins, a private social club operator, has leased 2,955 square feet of office space in Arlington Oaks Office Park One Oak Over the Line. Judy Zoch-Nitzinger of Coldwell Banker Commercial Alliance DFW represented the landlord. James Jackson of Century 21 Judge Fite Co. represented the tenant.

850-1150 Blue Mound Road, Fort Worth

New tenants in the Blue Mound Business Centre are Renae Knight, 1,200 square feet for home goods sales and storage; Techline, 3 acres for building material storage; Don Clesson, 1,800 square feet, golf cart sales and service; and Shane Cotton, 1,800 square feet, transportation company office. Jim Eaton of Ron Sturgeon Real Estate negotiated the leases.

120 Park Ridge Road, Hudson Oaks

Quality Metals, a supplier of steel building components, has leased 6,800 square feet from Taylor Brad LLC. Dick Myers of Coldwell Banker Commercial Searcy Vasseur Group represented the landlord. Jerry Bolz of Peleton Commercial Real Estate represented the tenant.

3101 Main St., Mansfield

Darin Johnson and John Barr have leased 2,500 square feet for their sandblasting business. Jim Eaton of Ron Sturgeon Real Estate negotiated the lease.
