Number of delinquent mortgages decreases in DFW

In September, the latest month available, the number of delinquent mortgage holders in Fort Worth-Arlington continued to decline, according to a recent report by CoreLogic real estate data services firm.

In September, 4.14 percent of mortgage loans were 90 days or more delinquent compared with 4.74 percent in September 2012, CoreLogic said.

The area’s foreclosure rate among outstanding mortgages was 1.08 percent in September, a decrease of 0.31 percentage points from September 2012, when the foreclosure rate was 1.39 percent. The foreclosure rate is the lowest in more than three years, the report shows.

The rates are well below the national rates. In the U.S., the September delinquency rate was 5.21 percent and the foreclosure rate 2.29 percent, the report shows.

N3 Real Estate secures credit facility

Southlake-based N3 Real Estate, which owns, manages and develops leased retail assets nationwide, recently obtained a $105 million secured credit facility backed by a portfolio of more than 50 retail assets.

Holiday Fenoglio Fowler said it worked on behalf of N3 Real Estate to secure the financing through a bank syndicate including KeyBank Real Estate Capital, Regions Bank and Comerica Bank.

N3 Real Estate said it will use the credit facility to increase its portfolio. Founded in 2004, N3 Real Estate has developed more than 200 single- and multitenant projects for local and national retailers.

Duratile to expand Arlington location

Tennessee-based Dominion Enterprises has sold a vacant office/warehouse in the Great Southwest Industrial District to Duratile Natural Stone, a nearby tenant that wanted to expand.

The company expects to move in about two months to the new location, 925 111th St. in Arlington, according to the brokerage firm representing seller. The building has 36,606 square feet and sits on 2.08 acres. Duratile is moving from 20,000 square feet at 939 Ave. N in Grand Prairie.

The Arlington school district has leased 28,592 square feet of space and Priority Power Management 5,000 square feet of space in the Enterprise Centre. 2410 Gravel Drive, Fort Worth
