Cabot Properties buys two Tarrant-area industrial buildings

Cabot Properties has bought the Northlake Industrial Center, off Interstate 35W about 3 miles north of Alliance, and Towne Lake Business Park Two, about 2 miles south of Dallas/Fort Worth Airport.

The two properties total 754,554 square feet and were sold by Panattoni Development. Built in 2008, both buildings are leased to Exel, CEVA Logistics and Falken Tire Corp.

Randy Baird, Jud Clements and Robby Rieke of HFF represented the seller.

Construction contracts

North Texas heavy construction contracts in June fell 32 percent, but residential contracts rose 11 percent, according to the McGraw Hill Construction report.

June contracts for future construction totaled $342.6 million, down from $501.1 million in June 2012.

Residential contracts totaled $644.7 million, up from $580.5 million in June 2012, the report said.

For the year to date, North Texas heavy construction contracts as of June totaled just under $2.2 billion, up 7 percent from the same period last year.

Residential contracts totaled $4 billion for the first six months, up 22 percent from $3.3 billion at the end of June 2012, the report said.

Out-of-area purchases

Arlington’s SkyWalker Property Partners and TSW Alliance have bought 87 residential lots on 18 acres in Cascades of Texas, a 300-acre golf community on the shores of Lake Bellwood in East Texas.

Plans are to start construction immediately on several speculative homes. The lots were sold by Cascades of Tyler Homes JV.

And Fort Worth-based Morris-Floyd Capital Partners has bought Wolflin Village shopping center, a 13.4-acre outdoor center in Amarillo.

Morris-Floyd bought the 1953 center from Dunhill Partners, which acquired it in 2009. Wolflin Village is 94 percent occupied.

1025 Ave. G, Arlington

AP Equipment Rentals has leased 14,000 square feet of office/warehouse space. Michael Stanzel of NAI Robert Lynn represented the landlord.

5601 Bridge St., Fort Worth

JCF Financial Advisory has leased 1,500 square feet of office space. Karen Simon and Erik Blais of Bradford Commercial represented the landlord, Bridgestone Realty. Tony Schifano of Schifano Realty Group represented the tenant.

1330 Post & Paddock Road, Grand Prairie

Integrated Delivery & Logistics has leased 19,520 square feet of office/warehouse space. Michael Stanzel of NAI Robert Lynn represented the tenant. Gil Stroube of LPC represented the landlord.
