Former Luby’s site in Bedford sold and marketed for lease

A partnership of real estate developers Derek Ferem and Steve Gregory in Dallas has bought the nearly 2-acre site of the former Luby’s restaurant at Airport Freeway and Forest Ridge Road in Bedford.

The land has an 11,888-square-foot restaurant building. The site was sold by Luby’s Fuddruckers Restaurants in Houston, deed records say. The location also once had a restaurant called the Fire Pit.

Ferem said they are looking for another restaurant user but could also lease the building for retail or medical use. It could be divided for multiple users, he said.

Kelly Hampton and Larry Leon of Venture Commercial represented the seller.

Fort Worth-Arlington home prices up in June

Fort Worth-Arlington home prices, including sales of distressed properties, rose 4.6 percent in June over June 2012, according to CoreLogic, real estate data research firm.

Home prices, including distressed sales, increased 1.4 percent from May.

When distressed sales are excluded, Fort Worth-Arlington home prices increased 8.4 percent from June 2012, CoreLogic said. And they rose 1.8 percent from May.

Distressed sales include short sales and real estate-owned transactions.

“In the first six months of 2013, the U.S. housing market appreciated a remarkable 10 percent,” CoreLogic chief economist Mark Fleming said. “This trend in home price gains is moving at the fastest pace since 1977.”

Luxury car dealer buys Arlington land

Park Place Motors, which owns several luxury dealerships in the Metroplex, has bought 9.8 acres on the south side of Interstate 20 just west of Collins Street, deed records show.

The land, 4201 Beltway Place, was sold by Louis Land Co., whose president is Ben Doskocil Sr., the 1959 founder of founded Doskocil Manufacturing, a maker of pet carriers and other pet care products.

Park Place said it is not releasing any details about the acquisition now. The dealership recently started construction on a Maserati showroom in southwest Fort Worth, near its Mercedes-Benz dealership.

5000 Texas 121, Colleyville

First Choice ER has leased 6,000 square feet. Austin Schenkel and Sean Alkek of the Weitzman Group represented the landlord. Campbell Foster of CBRE represented the tenant.

4551 Western Center Blvd., Fort Worth

Westwood Financial Corp. has leased 6,000 square feet of the former Blockbuster video store in the Beach Western Commons shopping center to First Choice ER. The emergency room is scheduled to open in the fall. Jeff Kittleson of CBRE represented the tenant. Guy Grivas of the Weitzman Group represented the landlord.

2737 Sherman St., Grand Prairie

JPS Health Care Center has leased 11,956 square feet of office space in the Mid Cities Health Care Center. Jim Sager of Transwestern represented the landlord.

5000 Western Center Blvd., Haltom City

Fish2morow, an aquarium supply retailer, has leased 2,000 square feet, and Rock N Roll Hair has leased 1,400 square feet in Western Center Plaza. Eric Vickers of Colonial Commercial Real Estate represented the landlord, Premier Northwest Holdings Ltd.
