Home prices for 3rd quarter up in Fort Worth metro area

Average home prices rose 1.1 percent in the Fort Worth metro area in the third quarter of 2012 compared with last year, and prices are expected to rise 0.9 percent more by the third quarter this year, according to the latest quarterly Fiserv Case-Shiller Home Price Index.

Moreover, the index is predicting that home prices in Fort Worth will grow by 3.6 percent by the third quarter of 2014.

Fiserv Case-Shiller analyzes home prices quarterly in more than 380 U.S. metro markets.

Nationwide, home prices are expected to increase 0.6 percent in the 12months from the third quarter of 2012 to the third quarter of 2013 and are projected to grow at an annualized rate of 3.3 percent by the third quarter of 2017.

Apartments sold

Austin-based developer Oden Hughes and its partner White Conlee Builders have sold the 336-unit Republic Deer Creek apartment community in Fort Worth off Interstate 35W near McPherson Boulevard to Miami-based Pensam Capital.

The development was started in late 2010 and was completed in early 2012. It was 93 percent leased at the time of the sale.

"Republic Deer Creek experienced an extremely fast lease-up in an underserved market," Steve Oden, principal with Oden Hughes, said in a statement.

HHF's Bill Miller and Roberto Casas represented the seller. Oden Hughes has developed apartments in many of Texas' largest cities.

Watermere to expand

The Residences on Watermere Drive in Southlake announced the addition of eight one-story villas in the development's East Village neighborhood.

The homes will start in size at 2,100 square feet and be priced from $450,000. Construction will begin in April, and units will be ready for move-in this summer.

"As always, the goal of The Residences on Watermere Drive is to offer the empty-nester all of the conveniences they have grown accustomed to in their own home, without all the work," said Chuck Hammonds, partner in Southlake Watermark Holdings. "The demand for this type of model is allowing us to continue expanding."

The villas will include two- and three-bedroom units and two- and three-car tandem garages. Some will offer a study or media room, and all will offer large covered back porches with optional fireplaces.

Transactions

1401 Foch St., Fort Worth

1704 Ventures has leased 23,947 square feet of industrial space. Jack Huff, Kyle Poulson and Grant Huff of Transwestern represented the landlord.

915 Belknap St., Fort Worth

Blakeman Investments bought 11,525 square feet of industrial space from Hasban Inc. Jack Huff and Kyle Poulson of Transwestern represented the buyer.

9001 South Freeway, Fort Worth

Defense Solutions Group has leased 67,070 square feet of industrial space. Jeff Givens and Amy Baker of Transwestern represented the tenant.

3701 Cockrell St., Fort Worth

Ventrex Environmental Services has leased 2,300 square feet of office space. Chris Stewart of Coldwell Banker Commercial Searcy Vasseur Group represented the landlord, E&J Wilson.

2560 SW Grapevine Parkway, Grapevine

IntegraCare Holdings, a provider of home health, hospice and community services, has leased 8,144 square feet of office space and will move in in April. Dennis Scifres of Poynter Scifres Cos. represented the landlords, Dennis and Gayle Peterson. Jim Poynter of Tenant Realty Advisors represented IntegraCare.
