Education center buys former Sam's Club

The Region XI Education Service Center has bought the former Sam's Club property off Cherry Lane and Interstate 30 in White Settlement, where it will move in the summer of 2014.

The center is now off Interstate 35W and 28th Street, in the path of the planned I-35W expansion.

Spokeswoman Lori Burton said officials at the center have been talking with the Texas Transportation Department for a year and knew they'd be required to move. Center officials liked the former Sam's Club building for its size and easy access off I-30, she said.

The new location also keeps the center centrally located for its service area, Burton said.

The center is one of 20 education service centers and provides professional development, technical assistance and management of educational programs to 77 public school districts and 35 charter schools in 10 counties in North Central Texas. The region includes 67,000 educators and more than 521,000 students, its website said.

Architects are drawing plans to remodel the building's interior. The building will be ready in about 18 months, Burton said.

At 136,717 square feet, the new location will be about 30,000 square feet larger than the center's current space, she said.

Hulen Fashion Center sold

Investors with ties to the Village at Camp Bowie in Fort Worth have acquired the Hulen Fashion Center in southwest Fort Worth.

Venture Hulen L.P. has taken out a $7.1 million note with Bank of Texas, according to deed records.

Venture Hulen is an entity of VHGP Llc., whose manager is Woodrow Brownlee, the deed shows. Brownlee is an investor with Trophy Investments, which in 2004 bought the former 6333 Camp Bowie Blvd. center. That shopping center is in bankruptcy.

Hulen Fashion Center is a 181,099-square-foot center at 5200 S. Hulen St., just south of Hulen Mall. The center is 89 percent leased. Its newest tenant is Total Wine & More.

HFF in Dallas said it arranged the first lien financing for Venture Hulen. The investment group was represented by Bryan Cornelius, Easley Waggoner and John Zikos of Venture Commercial. Brandon Beeson of EDGE Realty Partners represented the seller, US Bank National Association.

Trademark Property honored

Fort Worth-based Trademark Property Co. received International Council of Shopping Center Global Awards for its La Palera mall development in Corpus Christi.

The company won Silver awards for Sustainable Design Excellence and Renovations/Expansions. The awards honor premier design and development trends of retail projects and retail store design in the U.S.

Trademark spent $50 million to transform the former Padre Staples Mall and is owned in partnership with Institutional Mall Investors.

Park Tavern has leased an 8,111-square-foot space at City Place Center in downtown Fort Worth. City Place will be Park Tavern's second Dallas-Fort Worth location. The first is in the Shops at Park Lane in Dallas.

Austin RollerWorld Llc. bought a 2.5-acre tract from Larry Whiting. Jim Austin of the Austin Co. represented the buyer. Tim Williams of the Austin Co. represented the seller.

La Aventura Grande Llc. bought a 6,300-square-foot office building for its use. LeAnn Brown and Russ Webb of Silver Oak Commercial Realty represented the seller. Mike Robertson of Realty World DFW represented the buyer.

520 Silicon Drive, Southlake

Meggatel Inc. has leased 3,430 square feet in Myan Plaza. LeAnn Brown of Silver Oak Commercial Realty represented the landlord.
