Southlake development to begin work on 71 homes

Watermere at Southlake said it will begin its third phase of construction with the addition of 71 single-family homes this month.

The homes will be built on part of the 30-acre development fronting Southlake Boulevard, just west of Davis Boulevard.

Darling Homes will build 38 of the homes, ranging from 2,500 square feet to 3,700 square feet and priced from the high $400s to the mid-$600s. Its section will be known as Verandas at Southlake.

Simmons Homes will custom build on the remaining lots, including 17 lake-view lots. The gated community will be called South Village of Watermere, and each home will be required to have at least one resident 55 or older. Simmons Homes will offer homes ranging from 2,500 square feet to 4,000 square feet and priced from $495,000 to $750,000.

Firm picks Colleyville

Realty Capital Management has sold a lot in The Village at Colleyville to Tailored Adjustment Services for the construction of a 5,000-square-foot corporate headquarters.

Tailored Adjustment Services is a full-service claim management company specializing in property and casualty claims adjustments. It was founded in 1996 in Irving by James Buchanan and Mike Myers. The firm has branch locations throughout Texas.

The new office will be at 51 Village Lane. Completion of the building is planned for later this year.

Southlake offices sold

Cedar Ridge Office Park in Southlake was sold to a private investor.

The property has two buildings totaling 129,333 square feet at 850 E. Texas 114 and 950 E. Texas 114. The buildings were fully leased at the time of sale. They were built in 2005 and 2007.

Eric Mackey, Gary Carr, John Alavardo and Robert Hill of CBRE represented the seller.

Transactions

701 E. Interstate 20, Arlington

Tarrant County Hospital District has leased 13,143 square feet of office space. Jim Sager with Transwestern represented the tenant.

12997 N. Freeway, Fort Worth

H&E Equipment Services has leased 10,500 square feet of industrial space from Puig Properties. Matt Smith and Mark Graybill with Lee & Associates represented the tenant.

3973 W. Vickery Blvd., Fort Worth

Braxton Acquisitions, an oil and gas development company, has leased 1,455 square feet. Chris Stewart with Coldwell Banker Commercial Searcy Vasseur Group represented the landlord, Witcher Properties.

1671 Hickory Drive, Haltom City

V&W Tile Co. has leased 16,000 square feet of industrial space. Jeff Givens and Amy Baker with Transwestern represented the landlord.

5750 Rufe Snow Drive, North Richland Hills

An investor from Laguna Niguel, Calif., bought this 11,000-square-foot multitenant office building. Russ Webb with Silver Oak Commercial Realty and Keith Fisher with Stream Realty represented the seller, T.M.P Partners.
