A Tampa, Fla., real estate investment trust paid $45.9 million for the Atos Data Center on south Bowen Road in Arlington and the InterNAP Data Center in Plano.
Both properties are fully leased. The deal closed Aug. 16.The Carter Validus Mission Critical REIT bought the Atos property from Behringer Harvard in Dallas, which had owned the property since 2007. The campus includes an 87,000-square-foot building on 14 acres of developable land at 5000 S. Bowen Road.The Plano property is at 1221 Coit Road.The Arlington facility is the primary U.S. data center for Atos, a French company that delivers high-tech transactional, consulting and technology services, system integration and managed services to a global client base, it said."Given the properties' desirable locations and long-term leases with high-quality tenants, we believe that the Texas Data Center Portfolio is a great addition to our portfolio of mission-critical real estate," said John Carter, CEO of Carter Validus.Carter Validus said it intends to acquire other assets nationwide. The company defines "mission-critical real estate" as purpose-built facilities designed to support the most essential operations of tenants. Carter Validus focuses acquisitions in the data center and healthcare sectors, the company said.In Texas, it also owns buildings in Richardson and Austin, and others in Oklahoma, Michigan, Georgia and Missouri.North Town Center soldBaceline Investments of Denver, a boutique private-equity real estate investment company with retail holdings in the central United States, has bought North Town Center, a 41,652-square-foot shopping and office center in Saginaw, for $4.2 million.It is the company's seventh property acquired through its No Debt Fund III portfolio.North Town Center, 1029 N. Saginaw Blvd., was 95 percent leased to local and national retailers. The two-building center was built in 1984."North Town Center is an ideal addition to our No Debt Fund III portfolio due to its visible and high-traffic location, strong demographics in a fast-growing community and an already high occupancy rate," said David Puchi, a Baceline principal.Justin leases warehouseJustin Brands has leased 32,135 square feet of warehouse space in the Northbrook Business Center in north Fort Worth.Justin needed the space quickly and on a short-term lease because it was out of space at a nearby manufacturing center, said Karen Simon, executive vice president and managing partner in Bradford Commercial Real Estate Services in Fort Worth.Simon and Nick Talley represented Justin.
