In another sign of an improving housing market in North Texas, sales of existing homes showed more gains in June.

Existing home sales were up 11 percent over June 2011 in the 29-county region that includes Tarrant County, according to the latest monthly report from Texas A&M University's Real Estate Center released today. In all, 7,796 sales were recorded by the multiple listing service compiled for the North Texas Real Estate Information System. For the first half of 2012, 35,965 homes were sold, a 14 percent increase.

The median sales price in June was $167,500, up 12 percent from a year ago. The report shows 6,473 sales pending, which is 12 percent more than a year ago.

Fewer houses are also on the market to choose from. The report said 29,447 homes were listed in the MLS in June, down 21 percent from June 2011.

Locally, Trophy Club/Westlake was among the best-performing areas in Tarrant County, and nearby Roanoke was one of the few cities that showed declining sales.

In a separate report, the National Association of Home Builders, with First American Title Co., said Dallas-Fort Worth was among 84 metro areas where housing markets have shown sustained improvement for six consecutive months. The list was based on housing permits, home prices and employment.

"The positive takeaway from the report is that an increasing number of consumers are looking at better conditions to both buy and sell homes, which should help spur greater activity in certain markets going forward," said Kurt Pfotenhauer, vice chairman of First American Title.
