North Texas homes sales are off to a good start this year, up 14 percent in January from a year ago, according to the latest figures from Texas A&M University's Real Estate Center.

And more good news may be ahead: pending sales were up 16 percent from a year ago.

The Real Estate Center compiles data from the Multiple Listing Service run by real estate agents. The monthly report covers 29 North Texas counties.

Last month, 3,769 homes were sold. The median price was unchanged at $139,500.

But, 4,754 sales are pending on single-family homes, and there was a 7 percent drop in the number of new listings received in January, to 8,725. In all, 27,166 homes are listed for sale, 23 percent fewer from a year ago.

In Tarrant County, 22 of the 32 submarkets saw increased sales. Except for the far southwest part of the city, Arlington saw positive sales for the month.

Home sales were flat for 2011 when compared to sales in 2010. Market professionals have predicted slight increases this year, but don't expect the market to fully recover until 2013.
