TROPHY CLUB-- After a 15 hour workshop Jan. 16, Town Council members and developer Scott Beck came up with what they called a workable document to present to residents at public hearings this week.
The maximum number of residential units has been reduced from 500 to 350 for the controversial proposed 26-acre development called PD-30, which also could include high-end restaurants, shops, theaters and hotels.Planning and zoning commissioners rejected PD-30 in December.Line by line, town officials and Beck went through the 89-page document, with discussions including questions about what percentage of retail to residential would be acceptable; what kinds of construction materials would be used; what, if any, drive-through restaurants would be allowed; and what kinds of retail shops would be best.The first change made to the proposal was the addition of a preliminary site plan to give some sort of vision for the project.Other changes included increasing the maximum height for mixed-use, residential buildings from four to five stories. Hotel requirements would include a minimum of 125 rooms 300 square feet or larger.No input from the public was allowed during the workshop. About eight to 10 residents were in attendance at the beginning, with only a few staying to the end of the meeting, which lasted until 1 a.m.About 150 people attended a public hearing Jan. 9, many of them saying they were OK with PD-30's high-end restaurants, shops, theaters and hotels -- but not the multifamily residences.A member of the new Residents United for Trophy Club political action committee presented the council a petition with 2,000 signatures from property owners, urging the council to follow the planning and zoning recommendation and reject PD-30.Have more to add?
