Real Estate: Water district buys tract from RadioShack

The Tarrant Regional Water District continues to buy land on the near north side for the Trinity River Vision flood-control and economic development project, and it recently acquired one notable piece of property.

The water district has paid RadioShack Corp. a little more than $1 million for 2.525 acres at 205 NW Seventh St., where the company, when it was known as Tandy Corp., once made computer parts and accessories.

The property is at the south corner of North Houston and Northwest Seventh streets and has a 99,232-square-foot building, built around 1948.

Railhead Station

Sun Life Assurance Co. has signed two tenants for 58,771 square feet at its warehouse property in the Railhead Business Station.

Weatherford Artificial Lift Systems and Traulsen & Co. have leased 33,673 square feet and 24,898 square feet, respectively, at 800 Railhead Road.

Railhead Business Station is a three-building, 214,190-square-foot complex completed in 2007.

The new tenants are planning first-quarter move-ins, said Nick Talley, marketing director for Bradford Commercial Real Estate, which had the leasing assignment on the property.

Traulsen, a subsidiary of ITW Food Equipment Group, has a factory nearby and needed additional storage space, said Karen Simon, executive vice president and managing partner of Dallas-based Bradford.

Houston-based Weatherford Artificial Lift Systems also has other Tarrant County locations.

Bob Scully with CB Richard Ellis represented both tenants.

Future building

Contracts for construction in October were down substantially on commercial projects but up considerably for residential building in the Dallas-Fort Worth-Arlington metropolitan statistical area, said McGraw-Hill Construction.

The area includes Collin, Dallas, Delta, Denton, Ellis, Hunt, Johnson, Kaufman, Parker, Rockwall, Tarrant and Wise counties.

According to the latest figures, commercial contracts totaled $166.9 million in October, down 38 percent from a year ago. But residential contracts totaled $544.5 million in October, up 28 percent from a year ago.

Year to date, commercial contracts through October totaled $3 billion, down 2 percent compared with the same period in 2010. Residential contracts totaled $4.4 billion for the first 10 months, up 10 percent, McGraw-Hill said.

Statewide numbers for the year show commercial contracts down 13 percent at $11.5 billion and residential contracts remaining flat at $14.6 billion from the same year-ago period.

KV Properties has bought a 6,576-square-foot office building to be used for attorneys' offices. Coy Garrett with Coy E. Garrett & Associates represented the seller, Christopher J. Harris Sr. Trust 1992. Tony Schifano with Schifano Realty represented the buyer.

850-1150 W. Blue Mound Road, Fort Worth

Several tenants have signed leases in the Blue Mound Business Centre: Samuel Girgis, 900 square feet, for a hobby shop; Garry and Kristy Whiddon, 1,600 square feet, for a printing shop; Abdul Barakat, 1,200 square feet, for a computer repair shop; C-Square International Trading, 4,000 square feet, for a recycling center; Daniel Stewart, 4,000 square feet, for a T-shirt printing company; and Jermaine Tamboer, 2,000 square feet, for an automotive repair center. Jim Eaton with Ron Sturgeon Real Estate represented the landlord.

5524-5532 Midway Road, Haltom City

Siriphong Sirisavath has leased 2,250 square feet for an automotive repair center, and Quality Ingredients, an export company, has leased 3,120 square feet. Jim Eaton with Ron Sturgeon Real Estate represented the landlord.
